SURVEYED DESCRIPTION
Part of the north half of the southeast quarter of Section (25), Township (2) South, Range
(11) West, in Patoka Township, Gibson County, Indiana, and more particularly described
as follows:
Beginning at a 2" iron pipe found flush marking the northwest comer of said half quarter
section; thence North 88 degrees 09 minutes 53 scconds East along the norch line of said
half quarter section six hundred seventy-six and fifty hundredths (676.50) feet [o a 5/8"
iron pin set flush (with cap LS #50137); thence South 00 degrees 00 minutes 19 seconds
West thirteen hundred thirty-seven and eighty hundredths (1337.80) feet to a 5/8" iron pin
set flush (with cap LS NS0137) on the south line of said half Guarter section; thence
South 87 degrees 58 minutes 07 seconds West along said south line six hundred
seventy-six and fifry hundredths (676.50) feet to a 1 1/4" squaze iron found 6" below
grade mazking the southwest comer of said half quarter section; thence North 00 degrees
00 minutes 06 seconds East along the west line of said half quarter section thirteen
hundred forty and twelve hundredths (1340.12) feet ta the point of beginning.

�o report opinions and observations regarding die amount of uncertainty in the location of lines and comers found or established
this survey because of the following: 1) availability and condition of reference monuments, 2) occupation or possession lines, 3)
cleriry or ambiguiry of the record description used and/or adjoiner's descriptions, 4) ihe theoretical uncertainry of the
measurcments.

The nonF.west comer of the southeast quarter of section 25 is a tound monument. The Iocxtion o(which is verified per
D.D.S, C-478. Also, an iron is shown to mark the comer per the Gibson County surveyors comer reference book.
The southwest comer of the southeast quaner of said section is also a tound monument. A found iron in 1993 is shown
to mark the comer per the county surveyors o�ce. The found monument is used on this survey. A square iron was found north
of the accepted comer. The origin of which is unlrnown and is shown for reference on this survey.
The southwes[ comer of the norlh half of the southeast quarter of said section is also a found monument. An iron is
shown to mark this comer per the counry surveyors office corner reference book and the found monument is accepted on this
survey. The variance in the found monument according to the calculatod midpoint of the line connecting the nonhwest and
sou�hwest comen of the southeast quarter of said section is 4.68' north/south and 0.76' easda�est.
The southeut comer of section 25 is a found monument. The Gibson County surveyors comer rekrence 600k states
several dift'erent types of a marker at this corner, however, ihe monumen[ found is verified per old referenee and is accepted and
used on this survey.
At ihe northeast comer of [he southeast quarter o(said section, no monument was found. This comer lies within the
nonh/south railroad tracks. On this survey, this comer was calc�lated by the assistance of deed drawer 3, cazd 1531. Said dced
record states boat spikes on the quarter section line and distances from said boat spikes to the east quaner section comer. On this
survey, a boat spiAe was found u shown on Ihe plat and a line from the northwest comer of Ihe southeast quarter of said section
was extended through the said boat spike at the record distance of 727.15 feet. This is acwrding to deed record and is the
method of establishment on this survey.
7'he southeast comer of the noAh half of the southeast quarter ofsaid section is calculated at the midpoint of ihe line
wnnecting the nonheast and southeut comers of the southeast quarter of said section.

The nortli end west lines of the subject trac[ are within the county road right-of-ways.
Along tho south line of the subject hact, the possession line is not apparent.
The cast line of the subject tract is the epproximete line oCpossession.
RECORD DECC'RIPTION.C�
The deed record of the subject tract is described in metes and bounds in cardinal direction calls and in rod
measurements. Said deed excepts [hirty fat on the wat side thoreof and then includes a 50 foot strip on the west side of the
subject trac�. This indicates a sVip twenty Ceet wide being included twice within [he deed record. The same ownership is
involved, eherofore, there appear to be no gaps or overlaps within thc deed record.
Adjoining parcels are ducribed similarly and the adjoining pazcel to the eazt begins 41 rods easc ofehe northwest
quarter section comer. Therefore, there appear to be no gaps or overlaps involving tho subject parcel and adjoining parcels.

There are inconstancies in the measured and record bearings on this survey. This a result of the previous use of cardinal
direction talls and a difference in the basis of bearing on this survey.
There is also inconsistency in the record north/south dimensions as comparcd to the measured distances. The largest
inconsistency bcing 20.12 feet. The controlling call in the deed record is for the north and south lines of the half quarter section
to mark the north �nd south lines of the subject tract. Therefore, these said half quarter section lines tontrol over record
dislances.

The nonhwest and southwest comers of the subject tract were established as previously mentioned.
The northeast comer of �he subject tract was established on the north haif quarter section line and at the controlling
record distance of 41 rods east of the northwest quarta section comer.
The southeast comer of the subject tract was estabtished on ehe soueh halfquarter section line and at [he controlling
rerord distance o(41 rods eas[ of Ihe southwest quarter section corner.
