Part of the east half of Fractional Section (20), Township (I) South, Range (10) West, in
White River Township, Gibson County, Indiana, and more particulazly described as
follows:
Commencing at a 4" X 6" stone found 8" below grade marking the northwest comer of
said half fractional section; thence South 00 degrees 35 minutes 44 seconds West along
the west line of said half fractional section ten hundred sixty-two and ten hundredths
((062.10) feet to a 3" X 10" stone found 2" above grade; thence South 89 degrees 0�
minutes 46 seconds East seven hundred thir[y-seven and forty-one hundredths (737.� 1)
feet to a 5/8" iron pin set flush (with cap LS #S0137) marking the initial point of
beginning of the following described real estate; thence South 89 degrees 00 minutes 46
seconds East three hundred twenry-three and forty hundredths (323.40) feet to a 3" X 7"
stone found 6" below grade; thence South O1 degrees 28 minutes 20 seconds West t<:n
hundred twenry-three and no hundredths (1023.00) feet to a 5/8" iron pin set flush (c�ith

document is created in order to repoR opinions and observations regarding the amount of uncertainty in
the location of lines and comers found or established this survey because of the following: I1 availability
and condition of reference monumenu, 2) occupation or possession lines, 3) clarity or ambiguity of the
record description used and/or adjoiner's descriptions, 4) the theoretical uncertainty of the measurements.

- This rotracement survey was requested to mark the corners of the subject tract and to stake fhe property

- The deed record of the subject tract is Document #2000-5403.
RFFF.RRNCE MON 1MF.NTS•
The northwest comer of the east half of fractional section 20 is a found monument beside an old
wood post with fence proceeding north, south, and east. The stone found is documented per record
surveys Doc.#1993-3079 & Doc.#1993-1093. The found monument is accepted and used on this survey.
A stone was found 1062.10 feet south of the previously mentioned half fractional section corner.
This stone is also found beside an old wood post with woven wire fence proceeding north and east. the
stone is documented per record surveys Doc.#(993-3079 & Doc.#1993-1093.
The noctheast comer of the subject tract is a found monument. The origin of which is unknown,
however the found stone is beside an old post with o1d woven wire fence proceeding south ar,� west.
This stone is further verified by a record dimension to the county road to the south and to old fence line
323.40 feet to the wcst. 7'he found monument is long standing field evidence and is accepted and used on
this survey.
The southwes[ comer of the subject tract is a found monument which is shown per record surveys
Doc.i� 1993-3079 & Doc.# 1993-1093. The found monument is verified per record dimensior.s to found
fence line 323.40 feet east and is used and accepted on this survey.
RECORn DES RIPTION •
The deed record of the subject tract is described in metes and bounds using mostly cardinal
direction calls and dimensions in rods and links. Said description commences at the intersection of tfie
wesi line of the east half of said fractional section with the north line of Location #7.
The adjoining parcel to the east (Kolb) is described similarly, however, commences from the
southeast comer of the northeast fractional quarter of said section 20.
The adjoining parcel to the west (Baron Coal) is described in metes and bounds and uses bearing
and footage dimensions. Also, said description calls for monuments marking the comers. The record
dimension for the east line of said adjoining parcel is 1020.72 feet and the record dimension for the west
line of [he subject tract is to be 62 rods. The inconsistency being 2.28 feet.

There are inconsistencies in the record and measured bearings and distances on this s�arvey. This
is a result in a difference in the basis of bearings and a result of controlling factors in determi�ing the
boundary oCthe subject tract. The largest inconsistency is 938 feet.
CORNER SUMMARY DF THF CllRIFC'T T A�'T
The southwest and northeast corners of the subject vact were established as previous!y
mentioned. The northwest comer of the subjcct tract was established on a line connecting two found
stones and at the record distance of 323.40 feet.
The southeast comer of the subject trect was established using controlling distances for the east
and soulh line of the subject Vact. The resulting location is North 87 degrees 21 minutes 02 seconds
West 673.20 feet from the road centerline intersection point. The record dimension for this (ine is 40
rods 20 links.
THEORF.TICAI (/NCE'RTA7NTY•
This survey is within the requiremenu for a class "C" survey (0.50 feet theoretical uncertainty)
for the measurements to locate the position of the lines and comers established on this survey. ,�
