SURVEYED DESCRIPTION
Part of the northeast quarter of fractional section (27), Township (3) South, Range (14)
West, in Wabash Township, Gibson County, Indiana, and more particulazly described as
follows:
Commencing at a grate bar found 15" below grade marking the southeast corner of said �
quarter section; thence North 00 degrees SO minutes 14 seconds West along the east linc
of said quartcr seciion tluee liundred eight-one and eighty-four I�undredths (3S i.S4) fcet
to a male pump rod found flush mazking the initial point of beginning of the follow�ing
described real estate; thence I`'orth 89 degrees 31 minutes 00 seconds West six hundred
thirty-eight and forty-eigfit hundredths (638.48) feet to a 5/8" iron pin set flush (�vith cap
LS #50137) on the edge of the Wabash River; thence NoRh O1 degrees 20 minutes 27
seconds West along said rivers edge two hundred ninety-ttuee and forty-seven hundredths
(293.47) feet; thence North 00 degrees 13 minutes 45 seconds West along said rivers
edge three hundred one and seventy hundredths (301.70) feet to a�/8" iron pin set flush
(with cap LS #50137); thence South 89 degrees 31 minutes 00 seconds East six hundred
thirty-sevcn and eighty-six hundredths (637.86) feet to a 5/8" iron pin set flush (with cap
LS #50137) on the east line of said quarter section; thence Sou[h 00 degrees 50 minutes
14 seconds East along said rivers edge five hundred ninety-five and sixteen hundredths
(595.16) feet to the point of beginning.

hi accordance with thc Indiana Survcy Standards as defined in Indiana administrative code 865, this documcnt is crcatcd in
order to repon opinions and observations regarding the amount of uncertainty in the loca[ion of lines and comers found or
estabtished this survey because of the following: 1) availabiliry and condition of reference monuments, 2) occupation or
possession lines, 3) clarity or ambiguity of [he record description used and/or adjoiner's descriptions, 4) the theoretical
uncenainry of the measurements.
- This survey was requested to mark the comers of the subject vact.
- The current documenta[ion of the surveyed tract is Document #99-8946.
R£FERENCE A90NUMEN7S
The southeast and northeast comers of the southeast quarter of section 27 are found monuments which are shown per a
recent survey by Fred Kucstcr, L.S. dated December, 1996. These monuments are used and acccpted on this survcy.
At the northeas[ comer of said section, no monument was found. At the time of the original govemment sun•cy in
January - 1807, this scction corner lied within the Wabash River. Therefore, on this survey, the corner was calculatcd by
extending a line from the southcast comer of lhe northeast quarter of said seclion northerly using [he bearing and distance for
the east line of the southcast quarter of said section.
LINES OF POSSESSlON:
Along the lines of the subject tract, the lines of possession are not apparent and lie mosdy within wooded arcas. Thc
most evidence of occupation is oil wells. An old well that is not in use is along the south line of the subject tract. Thc name
"Keck" is stated on this well which is a predecessor in title. An active well 132 Ceet north of the north line of thc subject tract
appears to be in the name of the Torian R; Donahoe parcel and access to said well comes via a lane to the north.
R£ O D . . IPTlONC:
There are uncertainties in the record documentation of ownership of the subject vact and surrounding regions. The
1Vabash River haz changed i[s course from the time of the original govemment survey. Said original survey dated January,
1 S07 shows the southeast edge of the Wabash River being 61.1 chains west of the northeazt comer of section 26 and shows the
edee being 61.5 chains north of the sou[hwes[ comer of sec[ion 26.
Record documentation of the subject tract is found in a deed dated December, 1999 (Doc.#99-8946) in which Marc
Hawley is the grantor and Robert Gulicdge is the grantee. The convcyancc is stated that the arantors relcase and quitclaim all
right, litle, and in[erest lhey may have in Section 27. A decumen[ revealing a nredecessor in title (Doc.A92-6�33) sta[es a auit
ciaim deed describing the iractional northeast yvarter of section 27 containing 35 acr0s, more or Icss. Said description is also
stated in a warranty decd in 1952 (D.D.4, C-I 1480).
The adjoining parcel to the north (Torian R Donahoe, D.B.167, P.441) states land being the wes[ half of the Fractional
Northwest quartcr of section 26 (and more ground elsewhere) and further s[ates plus all accretions.
Due to the changes in river location, there is clouded tidc in the vicinity of the northeast quarter of fractional scction 27.

Due to the uneertainties in record tiHe lines in the northeast quarter of section 27, there may be other conclusions in thc
location of the property line dividing the Gulledge and [he Torian property. Studies would be needed to find [he chain of tide
concerning this area. Also, locations of [he changes in river courses since the [ime of the original govemment survcy would
need to be conducted. Furthermore, exact interpretation of the riparian righ[s invoh�ed �vould need to be defined. There(ore.
this survey represen[s a professional surveyors opinion on [he location of said dividing line partly based on the follo�vin�
conditions.
Research was conductcd at die Gibson Counry surveyors o(iice and a survey by Harry C. Morrison,S.G.C. da�cd 1925
(date difficult to read Crom old notes) was found and the client of said survey was John Keck, which is a predecessor in tiUe of
the subject tract. Said survey shows John Keck o«ming the portion south of the river in the south half of the nonhcast quaner of
section 27. Said survey shows the southeast edge of the river being 977 feet north of the southeast comer of the northeast
quarter of said section. The river (at that time) then proceeded in a general southwesterly direction. Since said old survcy, the
location of the river is further west and the banl: at this location is generally north/south direction. Therefore, aarc�ion is
imolved. On this survey, the dividing line between the Gullege and the Torian property is established weighing heavily on thc
rccord dis[ance of 977 feet north o(the southeast comer of the northeast quarter of said sec[ion. This renresents a point nf
ownership in [he early 1900's. The line was then established westerly and in a somewha[ perpendicular to the river bank as it
esists to diis day. This is belicved to be the best available evidence on this survey.
CO2NER CUMLLARYOFTH£ �U61£CTTRAC'T
The northeast and northwest comers of the subject tract ��•ere established as previously mentioned. The southeast
comer of the subject tract waz es[ablished per a survey by Fred Kuester da[ed December 1996 and is a con[rolling monument
called for in deed record (Doc.#97-2225). The southwes[ comer of the subject [rac[ is established per record dimensions per
said adjoining deed record (Doc.t197-2225).
NOTE: According [o the Gibson County Auditors Office, the amoun[ of acrea�e being taxed to Mr. Gulled�e is I 1.95
acres. The amount of acreage being [axed to [he Torian parocl in this area is no[ known.
