SURVEYOR'S REPORT
In accordance with the Indiana Survey Standuds as defined in Indiana administrativc codc 8G5.
this document is crea[ed in order to report opinions and observations regarding the amount of
uncertainty in [he location of lines and comers found or established this survcy becausc of thc
lollowing: 1) availability and condition of reference monuments, 2) occupation or possession
lines, 3) clarity or ambiguity of the record description used and/or adjoiner's descriptions, 4) Ihc
rciativc positional accuracy of the measurements.
Part of Sec.35,T-2-S,R-9-W, Columbia Township, Gibson Counry, Indiana.
Client: Steve Doerner File: 2008-02-doernecrep
1his survey was requested to assist in creating a new tax parcel.
The deed record of the parent trac[ is Document #OS-2143 & deed drawer 5, card 3591.
3EF1' RFNCE ,t10NUMENTC
The southwesi comer of the southeast quarter of the southeast quarter of section 35 is a
lound 2" iron pipe. The origin of which is unknown, however, is used and acccpted on this
survev. Thc monument varies 3.2 feet north/south and 2.17 feet easUwest from a calculatcd
midpoint of a line connecting the southwest and southeast corners of the southeast quarter of
said section 35.
The northeasi corner of section 35 is a found mag-nail. The nail is apparently
established by Brian Resenbeck, L.S. The location is said to be over a position isolated by a
magnetic locator and vcrified per reference ties, all as per said Resenbeck survey. The found
monument is in line with old woven wire fence proceeding norcherly and southerly from [he
found mag-nail. 'Ihe found monument is used and accepted on this survey.
At the southeast comer of section 35, no monument could be found. A county road
bridgc over a railroad has likely destroyed any previous monument marking this scction corncr.
On this survey, the corner is established along the township line at the record distance of 77.22
feet cast of the northwest comer of section 2, t-3-s, r9-w. This distance of 77.22 feet appears
lo be derived Gom the previous record of ].17 chains. Said distance of 77.22 fcet is stated as
per the comer reference book in the Gibson County Surveyors ofGce. Also, said distance a
77.22 feet is shown on documents previously received from }larry G. Morrison, L.S., former
counry surveyor. The said noRhwest comer of Section 2 was established by this surveyor as
shown on a survey dated March 17; 1994 (recorded as Doc.Et95-2098). A railroad spike is
shown to mark the said section comer. On this survey, the said railroad spikc previously
marking thc comer is not found and is tikely destroycd after construction of thc coanty road
bridgc. Howcvcr, an accessory monument (railroad spike 2" below grade) is found 160.00 fcct
east of the said scction corner. The said accessory monument, along with alignmen[ with
multiple monuments to the east, is used to re-establish the location of the said northwest comer
of scction 2. This calculated location results in the center of thc county road and coincidcs with
record surveys (Doc.#06-7397 & 06-7378) in the vicinity. The resulting location of the
southeast corner of said section 35 varies 33.22 feet east of [he localion indica[ed per the
;idjoining deed record to die cas[ (Doc.#98-5274). Also, said resulting location of the section
corner varies 3.9' east & S.T south of the location shown on said surcy by Brian Resenbeck,
L.S. dated /12/2006.
Thc cast line oCsaid section 35 is established along a line connecting the nortlieast and
suutheast corners of said section. Between said two comers, coal mining has disturbed most of
tlie land and no other monuments couid be found.
LINESOFPOCS . 410N:
The south line of the pazent tract is within the counry road right-of-way. Along the east
line oi the parent tract, the railroad right-of-way is the apparen[ line of possession.
Along the west line of the parent vact, the possession linc mosdy coincides with die
survcyed line. At the north portion of said parent tract, the possession line is mostly not
apparent, and said north line appears to have been disturbed by coal mining in the northerly
vicinity.

-The surveycd tract is composed in two deeds. One being a quit claim deed to Shirley L.
Strickland Trust (OS-2143). This deed describcs threc traci (in the vicinity of this survey). The
5.94 acre parcel is a portion of the surveycd tract. However, the said quit-cfaim deed describcd
a 0.18 acre parcel and a 0.86 acre parcel. It appears that these two parcels (O.18 & 0.86 ac)
have been deed to Black Beauty Coal Company as described in Doc.#98-5274. Therefore, said
two pareels (0.18 & 0.86 ac) are not included on this survey.
A second deed (D.D.S, C-3591), describes a 4.20 acre parcel in metes and bounds.
"fheretore, the two previously described 4.20 acre &: 5.94 acre pareels are those which make up
the parent tract on this survey.
C'URtYE2S(GOET1iSS1B,IFCTACT
The southwest comer of the parent tract is a found monument, measured ro be on the
established south U4 1/4 section line and at the record distance east of the southwest corner
thereof.
Along the north line of the parent tract, irons are said to mark the corners, however,
could not be found. The south line of the adjoining parcel to the north (Doc.03-1212) is
uablislied as shown on said survcy by Brian Rcscnbcck LS datcd 5/1 2120 0 6. Conirol from
said survey is obtained and used to re-establish said line. It is noled that said line vazies as
much as 3.44 feet south of the location indicated per the deed record (that being a nortllsouth
dimension of 310 feet).
The northeast comcr of the parent tract is cstablishcd at the intersection of the east
sec[ion line with the said south line established by Brian Resenbeck LS. The northwzst corncr
of thc parent tract is [hen established on said south line and using the record distance of 233.80
Icet for the north line of said tract.
A comer is established according to deed record 200.50 feet southerly of said northwcst
corner. The interior angle of the record bearings along this line and the north line is used to
establish alignment for said comer. The resulting location is +/- 1 feet easterly of a fence.
Along thc south portion of the west line of the parent tract, axle's are towid or re-set
accarding to the decd record. These monuments are called for and considered controlling.
The east line of the parent tract is established 49 feet west of the physical centerline of
tlie railroad.
New corners intended to create following this survey arc established on or within thc
bounds oCihe parent tract and at a location desired by the client.
