SURVEYOR'S REPORT In accordance with Indiana Survey Standards as defined in the Indiana Administrative Code (865 IAC 1-12"rule 12"), the following observations and opinions are submitted regarding the various uncertainties in the locations of the lines and corners established this survey as a result of: - Availability, Condition and Integrity of Reference Monuments - Record Documents Lines of Occupation, and - Relative Positional Accuracy of Measurements There may be unwritten rights associated with these uncertainties. The purpose of this property line adjustment survey is to monument and describe a 0.25 acre tract currently owned by James&Mary Gray that is to be attached to Parcel 26-13-20-101-000.026-005. The subject tract is located in the Northwest Quarter of the Northwest Quarter of Section 20, Township 2 South, Range 9 West, Town of Francisco, Gibson County, Indiana. Real-time GPS equipment was used to locate the found monuments at the PLSS and tract corners as shown on the survey plat. The Relative Positional Accuracy, as defined by IAC 865, is a value expressed in feet that represents uncertainty due to random errors in measurement of any point on a survey relative to any other point on the same survey, at a 95 percent confidence level. The RPA of this survey is within the specifications set forth by IAC 865 for an "Urban" survey (0.07 feet plus 50 parts per million). Record Documents The parent tract description recorded in Document 2013-6100 is described in cardinal directions and feet with no calls for monuments. The adjoining Blaize tract description recorded in Document 94-961 is described in cardinal directions and feet with no calls for monuments. Wallace and Meade's Addition to Francisco, Indiana surveyed by Harry Morrison and recorded in Plat Book 1 Page 194 is referenced this survey. Meade and Chappell Addition to Francisco, Indiana recorded in Plat Book 1 Page 242 is referenced this survey. A survey by this surveyor dated 8-26-2020 is referenced this survey. SCALE RMB 1-21-22 1"=40' SURVEYOR'S REPORT (continued) Reference Monuments and Theory of Location In the field research for this survey, sufficient evidence was found, as shown on the survey plat,which provided data to verify or reestablish the record title lines of the subject tract. Unless noted otherwise on the plat of survey, all found and set monuments are flush with the ground, in good material condition and firmly set in the ground. This report provides information on the found monuments that were used to support this survey by identifying each monument by its survey point letter. Variances were found with the measured distance between found monuments as compared to their record calls and are noted on the accompanying plat. Point A—Found PLSS monument as referenced by Mr. Kissel in his survey recorded in Document 2011-5414. Points B, C, D and E—Found monuments, referenced by this surveyor in a survey dated 8-26-2020. Points B and D are held this survey as the north corners of the parent tract due to the measured distance to adjoining monuments F and G being near the record call of 200.00 feet as recorded in Document 2013-6100. Points F and G--Found monuments, held this survey as the south corners of the parent tract and subject tract. Point F and Point G are within 0.36 feet of the record distance from Point B and Point C respectively. Point F and G are within 0.44 feet of the calculated record distance found in Document 2013-6100. Point F is in line with other monuments found along the east right-of-way of Center Street. Points H, J and K—Found monuments in the Wallace and Meade Addition recorded in Plat Book 1 Page 194. Point H was set by Harry Morrison in surveying said Addition. Point L—Found monument, the origin of the monument is unknown. Monument held this survey as being along the section line and at the record call with Point A for the first commencing call in the parent tract description found in Document 2013-6100. The north monuments of the subject tract were set at 65 feet from Points F and G along a line parallel with Line F-G. The calculated dimension for the north and south lines of the parent tract per Document 2013-6100 is 166.30 feet (300' -93.7'(exception tract)-40'(right of way width of Center Street)). This dimension is not in agreement with the record call for the north line of the south adjoiner(168.25 feet per Document 1994-0691). The 168.25 distance is believed to be calculated by adding 10 feet westerly of the 158.25 distance for Lot 1 in the Wallace and Meade Subdivision. The record description for Document 1994-0691 calls the west line of the tract being along the east right-of-way line of Center Street. No inconsistencies were found with any existing lines of occupation or possession.
