In accordance with Title 865,of the Indiana Administrative Code,this document is created to furnish the
client with a written surveyor's report that,in addition to other pertinent data,identifies the type of
survey,explains the theory of location applied in establishing or retracing the lines and corners of the
surveyed parcel,and gives the registered land surveyor's professional opinion of the cause and the
amount of uncertainty in those lines and corners because of the following: (A)Availability and
condition of reference monuments. (B)Occupation or possession lines. (C)Clarity or ambiguity of the
record description used and of adjoiners'descriptions and the relationship of the lines of the subject tract
with adjoiners' lines. (D)The relative positional accuracy of the measurements.
TYPE OF SURVEY: Original
PURPOSE: To assist the client in creating parcels which are to be used in a conveyance.
AVAILABILITY&CONDITION OF REFERENCE MONUMENTS:
This report and survey is dependent on the information shown on a previous survey by this
surveyor for Superior Ag Resources dated January 11,2021. This report is prepared as a supplement to
said previous survey.
OCCUPATION OR POSSESSION LINES
The possession upon the 1.702 acre&0.949 acre parcel appears to be that by Superior Ag
Resources.
CLARITY OR AMBIGUITY OF THE RECORD DESCRIPTION
The record description of the parent tract is found in a quit claim deed recorded in Document
#98-1304. The description appears to be based on a railroad right-of-way&tract map dated June 30
1915. This appears to be an accumulation of parcels which were historically acquired by the railroad
company. This survey is subject to the results of which an accurate title search would reveal.
THEORY OF LOCATION
At the west portion of the south line of the 0.949 acre tract,a 5/8"rebar is found with L.R.
Hoffman surveyor's cap. The origin of which is dated 1999 as per a survey by Lee Hoffman,LS
recorded as Document#99-9066. This said 1999 survey established the south right-of-way line of the
railroad. Currently,at the time of this survey,the railroad tracks have been removed,and the found
monument is believed to be the best available evidence as to the location of said south line.
The west line of the 0.949 acre tract is established in the centerline of State Road#65.
The north line ofthe 0.949 acre tract was established on said survey by this surveyor dated
January 11,2021.
Along the east end of the 1.702 acre tract,a line(which is common with the Emily Scheller
tract)is established 30 feet north of the centerline of the old railroad. The said centerline is established
as shown on said survey by this surveyor dated January I I,2021. The south line of the 0.365 acre tract
(adjoining to the west)is extended easterly to meet said 30'line,as shown on the plat. This south line
of said Scheller tract is further verified by measurements to accessory monuments to the north,all as
shown on the plat.
RELATIVE POSITIONAL ACCURACY OF THE MEASUREMENTS
Rural Survey: 0.26 feet plus 200 parts per million
