SURVEYOR'S REPORT 1
In accordance with Title 865,of the Indiana Administrative Code, this document is created to furnish the client with a written
surveyor's report that,In addition to other pertinent data,identifies the type of survey,explains the theory of location applied
in establishing or retracing the lines and corners of the surveyed parcel,and gives the registered land surveyor's professional
opinion of the cause and the amount of uncertainty in those lines and corners because of the following: (A)Availability and
condition of reference monuments. (B)Occupation or possession lines. (C)Clarity or ambiguity of the record description used
and of adjoiners'descriptions and the relationship of the lines of the subject tract with adjoiners'lines. (D)The relative
positional accuracy of the measurements.
TYPE OF SURVEY: Original Survey $
PURPOSE: To assist the client In creating a new parcel line dividing two proposed tracts of land.
AVAILABILITY&CONDITION OF REFERENCE MONUMENTS:
This survey takes place within Block#12 in Trusier's Addition to the Southern Enlargement to the Town of Oakland
City. The subdivision was platted in 1884 and no monuments are called for to mark any of the corners. F
There are several key monuments found and relied upon for this survey and are as follows: @
1) In 1931,a survey was performed by Harry C.Morrison,Surveyor of Gibson County,in the region of this survey. Said
1931 survey is found filed in survey book 3,page 281 In the county surveyor's office. This 1931 survey placed an
iron"0.8 feet north of the true corner(true corner in walk)at the southwest corner of said Lot#10. On this survey, •
this witness Iron is found,believed to be the same monument,and relied upon. The true corner of said Lot#10 is set
0.8 feet south of the witness iron,as stated on said 1931 survey.
2) The southeast corner of Lot#18 is a found 5/8"iron pin. The said iron pin is documented to mark this corner per a
record survey by Fred Kuester,PS in 2007(Doc.#2007-6020).
3) The southwest corner of Lot#9 is a found S/8-iron pin underneath concrete. The origin of which is unknown,
however,Is believed to be the best available evidence,after multiple measurements to accessory monuments in the
vicinity.
4) The northeast corner of Lot 15 Is a found iron deeply embedded underneath the gravel road surface of an alley. Said
Iron is used and documented per sold 2007 Kuester survey. Furthermore, the origin is believed to be in 1947 by
Alonzo E.Morrison(Land Surveyor),per a handwritten note on the said survey recorded in survey book 3,page 281.
OCCUPATION OR POSSESSION LINES
Along the west and south lines of the surveyed tract, the possession line Is to the roads.
Along the north line of the surveyed tract,a gravel alley meanders near the platted 10'strip. The possession line
appears to be to the gravel of the alley.
Along the east side of Lot#11,a garage and concrete drive is partially positioned upon a portion of the surveyed
j tract,as shown on the plat.
CLARITY OR AMBIGUITY OF THE RECORD DESCRIPTION
The deed record of the parent tract is described as Lot#10 and Lot#11 in said Trusier's Addition. Said Trusier's
Addition is recorded In plat book 1,page 112 in the office of the Gibson County recorder.
There appear to be no gaps or overlaps In record descriptions on this survey.
THEORY OF LOCATION
The southwest corner of Lot#10 was established as previously mentioned. The measurement from said southwest
corner of Lot#10 to the southeast corner of Lot#18 is 450.59 feet. The record distance,according to the subdivision plat is
450 feet which is an excess of 0.59 feet. This excess was proportioned for each lot as shown on the p/at. This method was
used to establish the southeast corner of said Lot#11.
The northwest corner of Lot#10 is established on a line from the southwest corner of Lot#9 to the southwest corner
of Lot#10 and using the platted dimension of 10 foot for the alley,all as shown on the plot.
The south line of the alley was established along a line connecting the northwest corner of Lot#10 with the northeast
corner of Lot#15. The measured dimension along this line is 300.02 feet with the plat record being 300 feet. The
inconsistency being only 0.02 feet. The northeast corner of Lot#11 was then established along said south line of the alley and
using the plat record distance of 50 feet for the lots.
The line dividing the two tracts of land was established at a location as directed by the client.
RELATIVE POSITIONAL ACCURACY OF THE MEASUREMENTS
