WARRANTY DEED \1100
THIS INDENTURE WITNESSETH, THAT Primary Investments, LLC, an Indiana limited
liability company, hereinafter referred to as Grantor Company, in consideration of Ten Dollars
($10.00) and other good and valuable consideration, receipt of which is hereby acknowledged,
• hereby CONVEYS AND WARRANTS to Erika Mae Stout and Matthew Scott Stout, wife and
husband,.as tenants by the entirety, of Gibson County, Indiana,the following described real estate
located in Gibson County, Indiana:
(SEE ATTACHED EXHIBIT A FOR LEGAL DESCRIPTION)
Subject to all building and use restrictions of record and all existing easements,
highways and rights of way.
Subject to all prior reservations and conveyances of record of coal, oil, gas and all
other mineral rights and interest of whatever kind and nature. Grantor quitclaims
and conveys to the Grantees all of Grantor's right, title and interest in and to all
coal, oil, gas and any and all other mineral rights and interests which pertain to the
above-described real estate.
Subject to the real estate taxes for the year 2024, due and payable in 2025, and
all subsequent taxes,which the Grantees herein assume and agree to pay.
The undersigned person executing this deed on behalf of Grantor Company
represents and certifies that he/she is the duly authorized member of the Grantor '
Company and has been fully empowered by Grantor Company to execute and
deliver this deed; that Grantor Company has full legal capacity to convey the real
estate hereby conveyed; and that all necessary action for the making of such
conveyance has been taken and done.
